@Denise Evans how would this work for Alabama?

Now, I live in Birmingham AL where we have searched for months and the only multifamily options we have found are in very very high crime areas. 

But if owner is paying utilities for tenant, then this deal could be very poor. many people also will subtract mortgage from rent payment and say "look at al my cash flow" but that will not take into consideration vacancy costs, capital expenditure reserves, incidentals, etc.

My wife and I are located in the Birmingham area of the great state of Alabama.

Any recommendations on Georgia/Alabama insurance brokers who do residential and commercial ??

Really do not want to put the residents out because the AL Manager is not willing to pay the rent or able to pay.

Would a good buy and hold deal be something like a seller financing property within 10 minutes of a city like Memphis TN, Birmingham AL, or other similar cities in the South and Midwest?
