If you do not want (Age/Sex/Race/Religion/Familial status/sexual orientation) living in your rental unit, you may want to reconsider if you want to be a landlord or have a PM who manages it for you.Just my suggestions.I wonder if anyone read the whole story or just skim the topic.Michael is NOT discriminating - in this particular case - because he lives next door to the tenant.

In reality, she did a lot of damage and not only could I have taken her entire deposit, I could have invoiced her for more.It's been months, but I'm wondering if I can take her to small claims court and sue for the damages I didn't charge her for.

Hello all,I am working on remodeling my first investment, and I need to have the old, thirty-year old carpets ripped up and replaced with laminate / vinyl to look like wood for the living room, dining room and kitchen, and the three bedrooms to have new carpeting.The house in question is ~1,500 square feet, but I have gotten some extremely high estimates for the job and am wondering if I'm either misunderstanding something or not approaching this job correctly.
