Using equity in my first investment property

Hi guys I'm super new to the site but I need some advice. I have one investment property that has a good bit of equity in it about 70 K. I was wondering if it's possible to take 20 K out of it to put a down payment on a second investment property and would that even be advisable. Any and all advice would be helpful on this topic, thank you.
