@Calvin OzanickI think it’s really a personal preference.

I would prefer the latter to try and maximize the results.

My point being that debt is fine and even preferable if you have cash reserves. 

@Kyle Johnson I agree with @Mike S. that the better option is to have it titled into a trust and then have the beneficial interest of the trust be owed by an LLC (Preferably a multi-member LLC).

It is preferable to invest IRA funds in notes secured by real-estate in the even of default by the borrower.

Can anyone share which which turn key providers that prefer in the Kansas City market and the Memphis market? 

For those of us who may prefer an adult beverage while we talk RE, I checked our Sam's Boat in Silverlake Village yesterday afternoon at around 2pm and they have nice covered deck area where we can chat.

However the fact you have a family and need a home but you also have a taste for real estate investing.... if I were you which I definitely am not otherwise why would I be commenting on my own post.
