I don’t know anything about Reno but that would be another option that might remind you more of California though travel and housing will be more expensive.

He has 3 indoor cats (disclosed 2), 3 outdoor cats (ie feeding strays), the previous property manager did not ask for a security deposit, he works on his two junky cars and dirt bike in the driveway (huge oil stains in front of his garage) and he keeps equally mediocre company (not felons...just drinking, smoking...low class stuff). 

Changing the Travel Market.

The WM Phoenix Open is coming up from Feb 1-4th, and most travelers would already have locked down their accommodations. 

In discussing the deductible expenses with my CPA, I mentioned having records for travel related to repairs I performed at the property, plus my meal receipts (the trips were entirely business related).
