3.I was thinking maybe the best exit strategy on a LO for me might to be just to execute a “Contract for Conditional Release” where once I find the T/B and instead of assigning any rights, just have everybody close at my attorneys and instead of collecting the option from the T/B I charge the same amount to the owner and charge them a Conditional Release (Document giving my rights up to purchase the property for a fee).

I guess he got his paint and sheet rock for free.I got over that hurdle by working with a few savvy brokers who found me great properties and drafted my offers with "walk" clauses so I didn't have to spend any money to get to the real docs to analyze my deals.

It rents for 550/month and the tenants have complained about two things: Draft from the doors, which I fixed right away and a crack that developed in the kitchen ceiling sheet rock from the foundation shifting, which I fixed right away.
