Nobody can sell your services as well as you can, mainly because people, especially when trusting a large investment, like speaking with the owner.Also as eluded to above, what is your experience?

This might work in a strong sellers market, or it might make people wonder what is wrong with the property to be priced so low (and then don't bother to go see it).While I like to price my listings in the middle range of what I think the market will pay, there are (for now) still lots of new agents that don't realize when you've priced low to hopefully start a bidding war.

My duplex units are almost identical.Also, after sold, my understanding is that, I can purchase only non owner occupant property via 1031 exchange, but I can purchase either owner or non owner occupant property via Sec 121 exclusion.

If not, well you know the old saying, "the best time to get a lead paint certificate for your units was last year; the second best time is now".I've been told that the RI DOH may not start hitting people with fines for failure to register on October 1 as the law allows them to, due to the insufficient # of inspectors in the state to meet the demand.However, I've also been told that the other part of the law, the one that makes it so you cannot file for an eviction in RI without a current lead paint certificate, is expected to take effect sharply on October 1st.For anyone who hasn't submitted their properties/units to the new registry, I have a 15-page guide (with screenshots) that walks you through it.

So far, I have one lender with whom the HELOC convo was actually going well until the matter of the house being owned by a business came up; then she redirected me a commercial loan (which may be what happens).I understand you want to access the capital ASAP but I'd focus on getting it rented.That said, if you have the bandwidth, you could do both processes simultaneously.
