Is it a good ideas for a landlord to rent a property out at the first of the month to  make sure not confuse themselves on when rent is do for other tenants, or it shouldn't make a difference if you are well organized?

Make sure you have any workers that are not organized as an entity sign a W9 prior to hiring them.

As for the "perfect tenant" they are not as uncommon as one might think.Some advice I could give you is simply through the type of application process I have grown accustom to.

The general is as follows:-have a builder that owns a property with a partner on a British Overseas Territory-vacation destination with soon-to-increase traffic via increase in major cruise line stops-they have additional property to offer (at least a portion of) as collateral-plan to build 13 condominium units to sell (already permitted); builder claims to be able to construct in 5 months-looking for an individual or organization interesting in financing the project as a Joint VentureNeed an appropriate staging ground (perhaps within this site?)

I visit Cleveland 4 times a year,, sometimes more.We have software in place to keep everyone organized.

It's unavoidable, as these groups rely on gurus, and marketers for money to keep the organization alive.
