For sure these’s a fraud aspect involved- but prosecutors don’t want to spend time filing charges of criminal fraud in what’s more probably civil fraud cases- and lawyers only take cases (on contingency) where the potential judgement is large enough AND  the defendant has the means to pay.

Until a title search is don' the exact amount of back taxes and judgements won't be known and may be more than the expected $3K

I'm looking for professional skip tracing services for judgements and tenant/ client searches. 

Those that know me, understand my work ethic and disposition aren't reflective of my age however when meeting new business partners they only have my image to base their judgement off.

Does it prevent them from making mistakes or exercising poor judgement due to inexperience?

Generally speaking any state that uses Trust Deeds  with the power of sale .. is much safer to lend in vis a vi a default .. then a state that uses Mortgages and Sherrifs sales or court confirmations.. those can take a long time and COST a bunch.For instance in Mississippi I can foreclose start to finish in less than 90 days for under 1,200 dollars.if I want a judgement against the borrower as well.. ( called dual action ) and done in Texas a bunch that's another 1,500. on top of it as you need to go to court to get the judgement.however loans to KNown players who are very good at what they do. and yes it can be quite passive there are many deals I do that I don't work more than 15 minutes on.. and will make 10s of thousands in points and interest.there are deals I have done that took 15 minutes and I lost 10S of thousands.. its all about your borrower and your collateral.

Passing judgement as to the intelligence of the prospect is the least.

When I was in residential back in the boom times helping home buyers we could get tri-merge credit reports pulled for free.It was typical for each agency to not have some information.The reason is for instance a person might apply for credit to a company based in Cali and they might only report to Trans Union.So the negative could show on Trans Union and not on Equifax and vice versa.This is why lenders use the middle credit score out of the 3 agencies for lender loans for an average.I have seen judgements and bankruptcies and collections show up on one agency and not others.So if a tenant was paying in California but moved here and defaulted and Trans Union showed clean and Equifax would report judgements by apartments here but I never saw it that would be a big deal.This is why being in Georgia why I want all 3 agencies.I don't care so much about past due credit cards as I do about judgements and stiffing other landlords and showing a pattern etc.Isn't there a landlord service to pull all 3 credit agencies??

The alternative was to get a monetary judgement filed against the seller.

One would have to create a fake lease with the correct owner and signature, and probably be receiving mail to that address to be granted to stay in a home. 2. once a court judgement is granted for posession, a " warrant of restitution" can be filed after the appeal period passes...10 days-ish. 10 days after filing warrant, sherriff has it and schedules eviction date...3 weeks later. 2-3 months max
