@Eriko Yoshimaru - I appreciate the story but diversification of investments is still money.

It is a 3 bed 3ba two story single family that is on short sale.

I am also looking to network with any HUD investors in California that would be willing to share stories and advice.

I did not know that the heater ductwork was not connected or that a main beam like 10 x 10 that held up the entire house since 1900, including a second story was old termite (none active) destroyed for 4 feet and no longer held up anything. 

The short story...is it impossible to find private or hard money loans owner occupied in NY state?

I like asking the reason why they are selling - most times the story checks out but sometimes it is strange and other times they reveal something about the property that is off.   

So in a way, it could be in the sellers best interest.But if it was a house that would sell n the MLS and a realtor says "no let me wholesale it for a deep discount instead" that's a different story and I would completely agree that is not in the sellers best interest.
