Investment Info:

Single-family residence buy & hold investment in Casa Grande.

Purchase price: $106
Cash invested: $22,500

This home is a two story beauty! Beautiful kitchen that opens up to family room and office/den. It is in immaculate shape - move in ready. Call and make an appointment today. You will want to call this home

How did you add value to the deal?

I put 20% and bank financed the rest on a 30-year fixed at 3.125%

What was the outcome?

I have gone through 3 renters with about 7% vacancy rate. Interested in learning how to get that down.

Lessons learned? Challenges?

I didn't use a professional property management company. I had some real losers in there to begin with, despite a fairly thorough background check. For me, loosing 10% of the profits is better than spending the time myself.
