Definitely an interesting idea, but I think you have to either have some property management who has experience / knowledge with managing properties like this or some personal knowledge / experience running these types of properties.I also think there is good opportunities around college campuses like Kent State, Toledo, Baldwin Wallace and rent out per room to college students. 

My husband and I have had the dream to own buy-and-hold properties and flips for years now but have never made any moves towards that goal.

Which I currently still hold, and cash flow decently.

I really had no idea people could act like this.

I'm working on an quad project right now that needs work, but will be a good long term hold.

The rentals are paying the holding costs on it so far (taxes and insurance are high in this market).

Where each party has some skin in the game holds everyone accountable.

There are some sub 75k deals out there that would make great buy, repair, rent and hold properties but I'd prefer to be able to preserve my own capital as much as possible to knock out quite a few deals this year and in the next several years.
