It didn't seem like a time that would be in demand (mid-week, not a holiday, etc.) and I was surprised there weren't more options, seems like there is a demand for more VR there.

Holidays are another thing where you can cut back-stay at home and visit local places, make your own lunch. 

I'd stay away from more expensive flips with winter and the holidays coming up.

They're closed for the holiday, so I can't ask them anything until Friday or Monday. 

While we believe we can achieve a 50% increase in rents once we hit Spring/Summer we have currently been seeing a 40% increase through the holiday months.

Check with section 8 office in your area they may have additional requirements for non renewal If it's an odd time of year (Holidays), renovation, want to sell, etc.... good to do the months to month

But when interest rates rise this strategy can become costly and kill cash flow of a rental.I'm not an attorney, nor have I stayed at a Holiday Inn recently.

Would be a HUGE help as it is so much work doing the pricing, we vary our prices greatly depending on time of year, holiday weekends etc, and then we lower them frequently for last minute availability.
