Update on Jefferson County Home Sales Statistics

The number of houses sold in the Jefferson County MLS declined for the fourth month in a row.

The Greater Louisville Association of Realtors reported that homes sold in August decreased nearly 1.4 percent, or by 26 houses, compared with August 2017. During the first eight months of 2018, the number of houses sold dropped to 12,175 from 12,300 during the same period in 2017, a change of just over 1 percent.

Meanwhile, the average home sale price rose 6.8 percent, to $221,154 in August 2018, and the active number of listings dropped more than 5 percent, to 4,187 houses.

"We see a continuation of a ‘split-market' with median priced properties selling very quickly and higher priced properties selling more slowly," GLAR President Dave Parks stated in a news release. He added that inventory is improving as the Jefferson County MLS has seen a 4.8 percent rise in residential building permits. —Caitlin Bowling

This seems to lineup with what I'm seeing on the market. I'd stay away from more expensive flips with winter and the holidays coming up. I still love the under $200k flips.
