I am hoping that getting employed in the real estate profession will only help me network and talk to more people that are doing what I want to do.The move to South Carolina will allow me to turn one home into two, take advantage of a lower cost of living and purchase more real estate since the average home price is approximately half of what it is here.

As a result, a new property with a minimum of 2 nights and some tricks by a dishonest host will get easily half a dozen 5* reviews within a month. 

Is your rent above or below par per rentals within 3 miles?

I'm just using the MLS map to find deals within 15 miles of my current residence in Upland.

My question is since half of the apartment is being renovated should we put up new walls in the bedrooms and living room and replace the windows (10) and insulate those walls if it will all be going on credit cards.

Hi Everyone my name is David Gamble and I’m a engineer students that has a year and a half left in school and I’m looking to purchase a multi family home which I’ll be living in one unit and will be renting out the other unit.

I havent been away from my wife and kids for a decade and a half but here I am - sitting in a rental that reminds me of college while my family is 2 hours away. 

One big callout - if you need to remove the tenants to get to the 30k/yr number you need to make sure you can swallow that  timeframe of vacancy or removing tenants and filling them (and having the management company take that first month lease or half-month lease or whatever you've agreed upon).
