Then no.....Downside.....liability, damage to the property, complaint from neighbors on noise, having to haul it away when they try and leave it behind when they move etc etc etc.....

Just more controlled.. your correct gone is the day the banks would give 40 spec loans in one subdivision.. but they still do spec loans.. if you had to have presales construction would grind to a halt.So if I look at myself for example here in PDX were I am just a little guy...

So if I was bidding this project: a ton of big tree removals, with stump grinding, and soil backfill, on a slope to accommodate space for a 3000sqft home, $25,000 would be more than enough.I've done tree removal projects like this before in Los Angeles, typically under $5000.I'm not convinced there's any way this could cost more than caisson work.
