I haven't done this personally, so maybe somebody else can chime in with tips or advice, but this seems to be an established practice among investors.I don't take cash or collect in person, and it's $50 extra if I have to do either.

LOL  I agree too.So far propstream.com is the best all around data source, comp tool is ok,  property details / MLS data is excellent.

My hunch is that if the property you're looking at is a good investment the benefits of buying and owning the property would likely outweigh whatever capital gains tax you incur when selling those shares.If you want to be extra sure, talk to a RE friendly CPA - BP has a great directory

The Fed will eventually allow interest rates to fall, and all that extra interest showing up in your payment calculations will shift back into the profit column (where it usually hangs out).

@Philip Choi any real estate agent can find you a tenant, but most do not manage rentals PROFESSIONALLY.Many agents do TRY to manage rentals to make a few extra bucks, but they often don't tell their real estate broker and they rarely have software and other necessities to manage well.There are some real estate brokers that also manage properties, but if they don't have staff 100% dedicated to management, it's often a disaster.Check out NARPM.com for property management companies that are dedicated to property owners.
