This could be as simple as clogged drain, low on Freon, coils are dirty, etc. . . but they are a good tenant who pays on time, and the maintenance reserves I have in place for the unit should cover the cost of reasonable unit I think.

As long as it's not splashing back on the exterior of the house and the water is draining away from the foundation, it can be okay without gutters.
