This could be as simple as clogged drain, low on Freon, coils are dirty, etc. . . but they are a good tenant who pays on time, and the maintenance reserves I have in place for the unit should cover the cost of reasonable unit I think.

I will say that you should check to see if the home has all PVC plumbing (drains) or if they are the old cast iron pipes.
