It is very doubtful they will skip out on paying rent.

@Charisse Ryan, I doubt the entire plumbing system needs to be replaced for one burst pipe. 

Lots of them also skip over how to level your floor or how to install cement board if you are tiling over sub floors.

Come Gen Z and the younger mils, I doubt if they want to live in boring suburbs if they had a choice.

Your mission, should you choose to accept it, is to find the few sellers that are pressured to sell now, and will entertain a discount (although I highly doubt it’ll be a direct correlation with decreased rent of say 30%.)

But they get benefit of the doubt because they were born 35 years before you. 

I only ran into that one in I don't know 300 plus homes I bought at auction.. but it stung no doubt for you to be 1 for 1 is pretty darn rare.and that could be the reason you were the only bidder maybe like me the others knew it had deferral and let you win the bid. 

When it comes to self-storage, which no-doubt can be a great investment, I'd suggest you buy and hold. 

If you have any doubts, I’d get an inspection from whoever is going to approve it first.
