Half of the mail was finally scanned and shipped, so it looks like someone finally solved the issue, although we are quite a few days behind.

I scheduled something to ship 9/17 and it just hit mail boxes today.

They have some of the best postcard pricing around.If you have your own permit, are you looking to have the PCs printed, addressed, shipped to you.... and you....??

Also have separate line items for all the proposed repairs that would be necessary to get the property in ship shape.   

They harvest, and separate the good from the bad.Then come the investors/rehabbers, the "processing plant" where the "wheat" is turned into "bread" (ugly houses are rehabbed).Then the processing plant ships the bread to the grocery store (rehabbers seller's agent) who them markets the bread to the consumer.Sure you could farm yourself, process yourself, and market yourself.

In my opinion 95%+ of deals are being sold for more than what they are worth today, but as long as the market continues to cruise along everyone will be fine - but that is a big if.
