AS OF TODAY - Warren has all but abandoned the city south of 696 to the scourge pouring over the Detroit border and it is getting worse and worse... so this house must be treated as a cash flow play and not appreciation.

And given that our borders are still closed, our immigration rate is much lower than in recent years, therefore demand is down.
