This will be a steep learning curve, lots of work for you plus labor needed for the warehouse and good luck setting appropriate pricing with no experience.Why not simply lease the warehouse NNN?

I only have 12 sets of appliances but I probably replaced 2 per year  so I’m getting about 6 years on average  if you’re really having problems check a nationwide appliance shop like RC Wiley  you can get a 6 year warranty for a couple hundred dollars.  

The next filter is them showing up at the set time for the apartment showing.

You are all set to begin your search.I work with a lot of out-of-state investors that like investing in Columbus because it is an investor-friendly state and properties have good cash flow and stronger appreciation.  

We moved into a new construction house and have had multiple sewer smell issues but never consistently, one took a year to figure out...basement bathroom someone drilled a hole in the drywall (basement finished after moving In) behind toilet to run cold water line but hit the plumbing stack and cut a hole in it.

I'm an investor in Los Angeles & currently putting my money towards possesion of lists for distressed properties & cold-calling this list with automated systems.
