I just finished "Rich Dad Poor Dad" and am wrapping up the BP "How to Invest in Real Estate the UBG to Getting Started," actively listen to the podcast, have David Greene's "Long Distance Real Estate Investing" cued for my next read, and look forward to becoming more educated on the subject!

There is also a finished basement that is not currently being utilized so there is potential there as well.

I also have the same question for finishing the basement (this is something new that I'm seeing in comps that unfortunately I won't be able to include because it would mess up my numbers and I would have to leave way too much money in the deal).

Looking for contractor recommendations to do plumbing, electrical, drywall (Installation and Finish), HVAC in the Cary and Holly Springs area.  

Again, I hope the seller is just finishing up his court case and, when he wants to sell again, he will contact us first but I am not holding my breath.
