What you’re basically asking is what’s the best way to trick a bank into financing a build.

In fact it is far from it.You have 2 basic problems with the deal.1.  

Basically you could buy one deal all cash or 5 with the same amount of cash using financing and the tenant will pay the mortgages down for you (hopefully).
