If you do find any signs of mold inside you will have to continue opening and then apply some type of mold killler to studs and exterior sheating and air it out before closing again.

As an example are room window air conditioners acceptable or is central air required.

I would be shocked if a unit could run efficiently, or even at all, after three years of return air passing over the coils without a filter.

I see comparable sqft renovated houses in the same neighborhood listing for $135-185, some w big differences from mine like asphalt roof or no central heat and air.
