You may have to pay a little more for their loan but I hope your deal is good enough to want to go with you. 

Just be sure you are buying the park good enough to compensate for that journey.  

I dont want to stay in Texas- however if I can find a good enough deal i would purchase but still leave.

From what I understand, typically hard money lenders only loan up to 70% of the purchase price + estimated rehab costs, although if the deal is good enough they will sometimes lend a higher percentage. 

Once credit is good enough then go after a property.

@Matthew Gray If you're able to find a good enough deal, you may be able to finance with a HML.
