Any recommendations for the best affordable Insurance for Landlords (rental properties)I currently have ASI (American Strategic Insurance) a Progressive company, but I am wondering what others have found to be affordable. 

I am not an accredited investor nor have the capital to participate in the deal.

I am going to challenge them on emd request with a property management company.

So, now I’m looking for advice on where a new investor should begin in this community—whether it’s podcasts, books, or even specific forums within BiggerPockets.I am really eager to learn, grow, make and learn from my mistakes, take calculated risks and in short dive into this whole heartedly. 

Can I put 5% down with a co-signer that it is not a family member?

Naturally, I am a saver.

Here is the full picture of my situation:I am in PA and have a business partner in Detroit that is running the rehab and is a partner on the LLC that purchased the property.Property was bought in June 2021 with hard money (rehab budget included) for $196,000.

I am located and investing in west burbs of Chicago, but also branching out to flip in other states.
