Certainly all of the above, particularly the hunt and the numbers, but I'd probably add that the satisfaction of finding the best team to delegate to in every particular location, meeting, identifying and verifying the pros from the mass idiots who lure investors to their financial graves, then knowing you can virtually play the numbers without ever having to set foot there again, there's just a well-oiled, smooth feeling to the whole infrastructure/mechanism you build there that's unbeatable for me.

I've tried wholesaling but given the desirability of this area, most homeowners think they have oil under their property and can sell for far more than I can offer them.It seems like my only option is to buy a double wide or invest in REITs - neither of which overly thrill me.

I care less about having spices, oil, and things like that, which some hosts provide.

Greeley as far as I know is not an appreciation market historically. ( minus your forced appreciation part)  Greeley being partially tied to oil had a run up? 

Oil and other large multi-billion dollar projects that were supposed to be taking off throughout BC and AB have slowed, been postponed or cancelled all together.

It doesn't have an oil tank and I checked the property out myself and didn't notice anything major.

I use the oil based kind - just seems odd to use water-based water seal paint.
