Actually, until 2008 it was "conventional wisdom" that Vegas was recession-proof.

I agree with everything you say, and a lot of great wisdom in your post.

Just looking for a bit of wisdom from those of you who have been in the game. 

There is some wisdom to the "start in your state" advice however many people can't start in San Diego.

While it might be a little "out of the box" by some conventional wisdom standards, I would defy any jury in the world to convict you of wrong doing :) Once you sell the advertised right, the buyer does have the option to buy the property, but also has the option not to (if they don't mind giving up the assignment fee, that is).

You can attend one time free as a guest.There are a lot of investors doing many different things in the area so a lot of wisdom flowing that they seem to be more than happy to share.

@Michael Seeker - Conventional wisdom says that I should use higher end finishes if selling vs. renting.

You're kind of trying to have your cake it eat it too :I want the tax treatment as though my house was my primary for 2 yearsI also wanted/made rental income from the house for 11 months though You picked a bad day to ask it's a corporate tax deadline so no one else has chimed in yet haha  hopefully @Brandon Hall or@Jake Hottenrott Can chime in with their wisdom.
