We went into both the old and newer part of prison cell blocks by ourselves and then selected a 2 person cell and rolled out our sleeping bags and slept till we were woken................By the staff, telling us it was time to leave.

When I call, a human picks up the phone, and when I ask for a specific person, that person comes on the line.I get to stay with the same coordinator through the duration of the account set up and funding, so I don't have to reinvent the wheel every time I call.When I send them emails with questions or instructions, they answer or execute within 6-12 hours, frequently far less.When my wired funds showed up in my account from the previous custodian, I received an automated email.When my DOI was received and executed, I received an automated email.When I call with my 12th question about a specific procedure, they cheerfully answer.

You could take the application and execute the lease under one company, limiting the involvement in the operations and perform all other activities in the MGT LLC.

So to any newbies, get far away from these guys in my opinion, you can take formal classes, read this site and ask questions and there is absolutely nothing in real estate that is done honestly and legally that you can't learn without these guys.Oh, and that I don't have time to learn angle, well, if your time is that valuable, why are you doing real estate, hire someone to buy for you and have you legal staff take care of it.

We execute a "Utilities Budget Agreement" as an addendum to the lease, which works are follows:1) We identify all the utilities (hydro, gas, water/sewer, cable, etc) and services (snow removal) which are to be governed under the agreement and set an amount which will be paid, in advance, into the budget fund each month by the tenant;2) When the utility bills arrive, we pay them and forward an electronic copy to the tenant so they are aware of their resource consumption.3) Every three months (quarterly) we reconcile the amount paid into the utilities budget against the utilities bills incurred.
