I haven't made an offer yet simply because i have no money(to buy or fix it) and not the best credit.I'm also assuming the house is by agent and I'll definitely fail their screening test.What are some ways i can acquire this property?

Big thing to consider is if you use your own cash and house not selling right away you are simply need to wait a bit longer to get cash out.

No doubt there.I could contact foreclosure attorney or bank but once’s its back on there radar, I don’t think they will cut me a deal because I found it for them?

@Tom Parris Some good advice, except.....for an FHA buyer you simply can't sign a contract with them until 91 days after your purchase date...no 6 month rule.

this is a tough one.... one school of thought is take the 3 million do a 1031 and buy a property that you do not need partners for and call it a day.I have a property IN Ca exact same price range 3 mil value I bought for 25k 25 years ago.. my inclination is to just get my cash and not take ANY risk to market... we buy development ground from owners to build our subdivisions I find it very difficult to talk owners into partnering.. simply for the reasons above.. end the day moving the money tax deferred and not being locked into partners and being junior to a HUGE amount of debt dissuades folks from this route.

Join the Rarebird organization.. run by two very experienced folks in the space 30 to 50 members come every month guest speakers..no pitching..and you can make some nice contacts.the market is Oregon you will find to be quite different than most of GA.. there simply is not the amount of distressed assets.

I also don't really want to pay $3K (I saw one such course) for educational materials that may simply be available for free or may not even be that valuable.
