I have talked to several lenders and am not sure the best route to take for financing.Issue 1.

I have a decent budget for a down payment for several units and I was thinking of starting with something like the following...Unit type: Condo (only looking at turnkeys; not going to rehab - much)Asking price: $182,000 - would offer $160,000Fair rent price: $1,600/moProperty taxes: $2203/year; $184/moHOA: $223/monthMortgage (P&I): $635/moLandlord insurance (estimated): $20/moOptional considerations:Property management: $160/mo (10% of the rent; I am not going to use property management at first; I will manage it)Vacancy: $160/mo for as long as it is vacantRepairs: $80/mo as neededI obtained the optional numbers above from here:https://www.biggerpockets.com/renewsblog/2013/01/1...This comes down to...Worst case scenario of $138/month given vacancy, property management, and repairs.Best case scenario of $538/month without any of the optional considerations - so hopefully this is the profit I would be looking at almost every month.Thoughts?

I always have my lowest offer as the cash offer, my highest offer as the seller financing offer, and my middle offer as the split seller financing offer (small down payment & seller financing the rest).Using all of these options not only gives the seller several options to choose from but it also allows me to make a discounted offer.

I've heard several folks on various podcasts mention CRM's as a helpful tool, but rarely are names mentioned.

No mention of this in the auction listing.Another had a split foundation--splitting in half by several inches, front to back, repaired with foam. 

My father in law has done this several times.

@Adrienne Medina,You should establish truly self-directed Solo 401k plan (you qualify as self-employed and it has several major advantages over self-directed IRA).

I know several people and even some people who sell and sold Real Estate up there; they could have and because of statistics, most likely lost everything like everyone around them(not confirmed, so hopefully the statistics are wrong).

She told me that her daughter would be out of town for several weeks and i could spray during this time.In the meantime she has the roach bait and I expressed the importance of throwing garbage out nightly.
