In my area (Baltimore) I see a ton of homes purchased, fixed up, and put on the market for fair value.However, these homes are on the market for 4+ months, and the selleris "Motivated", "must sell", "any reasonable offer".I can see by the tax records that these homes were purchased late last year and '07.

I mean, maybe selling slows down some, but renting still takes place.Oh and best of all, people that are trying to sell now have less buyers and are more motivated.

I just came across this 4 plex for 209 000$ with 22 800$ in gross yearly rents, it also said seller was motivated so im sure it could be talked down to 185 000 or so, thats over 12% annual return!
