@Patrick Soukup The renovations include some paint in the master bath/spare bedroooms, some reseating of planks on the wooden fence, and then if you consider them - a fridge/freezer and washer/dryer.Thankfully the only real reno cost here is the appliances.

@Suzanne Guzman The one concept I would play with is taking the bathroom and swapping it for where the kitchen is. giving you access to make a walk in closet as well as a master bathroom, if you really think they will need living room access to the bathroom you can have a door go from the master and from the living room.
