I would consider just doing it without perms if its just for your own home or if its a flip if you can justify the existing layouts ARV and the room in essence be a "bonus" that the buyers can value however they see fit.

I have no idea what your layout is but this would be much easier and cheaper to do.If you do this addition look at doing it with a modular manufacturer.

There is cost associated with the change over of course, and it could be significant depending on the layout of your building and plumbing, you need separate water heaters, etc.

It is easy to understand and has a nice layout.

Plain and simple, the coloring, layout, and size makes me strain my eyes.
