We have tried brainstorming everything from purchasing the Phoenix home and keeping the mortgage as is in Washington (essentially a family estate), renting it out and using that cash flow to pay for the Phoenix house and trying to break even that way.Thank you for reading this and taking the time out of everyone's day. 

It sounds like you're facing some significant financial considerations with your rental property in Corpus Christi.

@Michael Smythe He hasn’t used BP cost calculators but does provide rough numbers to help determine whether the property will cover the mortgage and even potentially cash flow.

So on those ones my returns & cash flow are way higher than anticipated! 

With regard to doing BRRRs and wanting to cash-flow after the refi.

@John Underwood The case that set precedence for this tax lien change was not in Colorado - my concern is that other states will also follow suit, and they may, like Colorado, do so without reasonable notice or consideration to premiums paid or impact on investors who invested before the change. 

@Anthony J RumaThere are several considerations that can go into the analysis of whether you need an LLC or whether a large insurance policy will suffice.

What cities do you see have a fair entry point that cash flows not in a crime filled area?

My goal is cash flow with decent appreciation.
