I already own a home, but my girlfriend does not, so she has a better Debt to Income ratio for buying another home... although we are not sure if that matters when buying a home that will not be your primary residence??

I know whan I sold cars that if there was a person with showable money/assets but no credit, he/she would need a co-signer with the credit...BUT, the lenders still may require the co-signer to show the good debt to income ratio, not just the great credit.

That's what I get for typing faster than I'm thinking.A 1031 exchange defers taxes to a later date (which is good), but the 2 of 5 personal residence exemption eliminates the liability forever (which is better).
