As far as my investments go I see myself investing in my general area of PA, which is the southeastern portion generally consisting of the suburbs surrounding Philadelphia OR in the northern part of Delaware, since I live so close to the border between the two states.I guess the market and my criteria will dictate where my investments are made!

Let the tenants dictate what type of amenities they need and let them take the lead on implementing them.  

Have to agree with Jon, the price a home sells for is dictated by the market, not the seller.

:D The property needs quite a bit of work, and I think its crazy that a quasi-government entity is going to start dictating what properties can be resold for.

On my JV lending company I am telling all my mid west east coast clients quit letting these wholesalers dictate such large slices out of the deals .. the day of them taking bigger fee than anyone makes has got to be over .. work backwards from rent  figure in the new rates and come up with a new value for rehabber houses and dont over pay..

These types of lenders do not focus on credit, work history, etc. as the property is what dictates the loan amount.

With all this money we baby boomers, and older generations will be passing to our younger heirs, and capital gains or current tax laws like they are, take a hard look at a CRT.With a CRT you dictate the return you want on your investment, as long as it is not under 5% or more than 50%.  

Exactly what gives you such authority to dictate what any of us are or are not until we bring evidence to your "court" to "prove" our innocence of your accusations? 

What we can get it for, dictates what we can sell it for, and sometimes that leads to very little profit for us, so that we can market it at a competitive level at the minimum.

No, its a business that shouldn't be dictated by emotions.
