I do auto-pay so...out of sight out of mind. 

I set auto buys and sells at support and resistance levels. 

For the LLC, the Liabilty coverage should include "Hired Auto & Employers Non-ownership" Liability (AKA Hired & Non-owned Auto).

Looks free unless I skip trace or use the auto mailer function.

You can setup auto payments with most custodians for minimal to no fees.  

Businesses in the rental, auto, appliances, furniture, and construction industries were ROLLING in money! 

In practice it was a bit of a nightmare b/c Wells charges a monthly service fee which can be side stepped if you transfer $100 back and forth between the associated savings and checking each month Wells set up the accounts and messed up the auto transfer ... money wasn't transferring and they were debiting monthly fees, etc.

A very similar approach is prescribed in the ATG for auto dealerships.

You take all of the tenants payment (which consists of PITI + your cash flow) for any particular property with a HELOC and turn it against the balance of what is owed on the HELOC (pay the taxes & insurance out of the HELOC via auto pay at the appropriate times...completely automated).
