I've debated on trying to get one that I'd be lucky to break even on after reno and just renting it out until appreciated enough but that seems like a terrible idea when there is other markets.

I likewise heard stories about Citizens not being reliable for paying out for coverages.I'd also add that there has been tons of political debate about the future of Citizens and talk about them becoming insolvent.

So I am debating what to do right now.

I have heard the debate regarding if wholesaling is 100% legal in all states without a real estate license.

I know the temptation will be huge for wholesalers to defend themselves on this thread, but please hold off, I'm not interested in having a debate.

I am buying a property there close to my husbands job and debating whether to do LTR or STR - I don't know the area well.
