If that's your REI strategy, good luck as it's just like the problems with HOAs - - the environment can change over night and there's just no defense.

Plus, as @Jill Schuster alluded to, the bank may have good defenses for their nonperformance of the contract (an attorney would have to look that over and let you know).  

Its proven itself to be a good place, but the cap rate gets eaten up with silly things if I play defense only on maintenance.
