That said, even with a license, I had to pay a pimp-fee to my broker & 1/2 month's rent to the tenant's agent (and pay for pro photos, MLS fees, nar dues, lockbox fees, etc.).  

But when an important slide comes up with a lot of info you have to pause it to catch all the info.

But like the financial investigator above mentioned its like catching speeders.. some are going to get caught some may never.. and closing companies and mortgage companies they don't care.. 

There were 12000 - 15000 people and yes even though it was pitchy I ran into so many investor friends and we had a chance to catch up which was great.

It's a far bigger time waste to go through a house that'll never be a deal because you can't look at the listing photos and get a ballpark idea of rehab budget so you can determine how close to list price is realistic.
