I live in St Petersburg, FL and trying to understand the rules, regulations and loopholes with AirBnb properties. 

I am seeking suggestions for lender(s) that would be willing to lend to our LLC with limited cure period requirement (6 months or less) using Income valuation approach with no / limited additional criteria.

I renovated the entire home while living in it for a year and a half, moved out, and made it my first rental.

Actually, I have a base rent price and an additional utility fee.

As far as would you treat it nice if it was being paid for by the government.. yes, for many of these tenants this is the nicest home they have ever lived in and many keep the houses very nice.

We do plan to live on this property after we get out of the military.

I live in the ABQ area and looking to start investing in the area, but would love to have a partner while I get my feet wet.

I experienced this when I lived in SoCal given the wildfire exposure and the SE has also been feeling the pain with all of the hurricane exposure.
