Usually its just one or the other and cash flow for me is always the king because it guarantees two things.. 1. if you got cash flow from a house in a really good area that means the prices are still low and the market is up and coming. 2. if all else fails ... that house will consistently bring you money.

I do drive all around King and Snohomish County per my day job, so I get to see a lot of the neighborhoods around the region.

This is how most of us start off in this business (because we are broke and cash is king).Also, like Josh said almost every investor I know has had some failures.

Finally, we all know cash is king and keeping upfront costs down seems only fair to return the favor on the back-end.Hopefully I've provided enough information to get some feedback.

I will tell you that when cashflow is king these devices and software's add up BIG time.
