“There are other appropriate ways to bring down indoor temperatures, but a building’s electrical system and cost barriers must be taken into consideration,” wrote Debra Carlton, CAA’s executive vice president.Instead of costly mandates, CAA supports aligning the bill with AB 209, which directs the Department of Housing and Community Development (HCD) to develop practical recommendations for maintaining safe indoor temperatures by 2025.

@Dee Mandrekar highly doubtful there's such a big difference between market rent and S8 rent.First off, the GROSS S8 amount includes specific amounts for all utilities - electric, gas, water, trash, etc.We do NOT recommend including utilities in the rent because S8 only pays a certain amount and the owner is then exposed to tenant abuse of utilities.

@Saurabh Kukreja we don't recommend investing via zip codes - too broad of an area.We've mapped out all of Metro Detroit and categorized Cities & Neighborhoods by Class A, B, C, & D.We take assisting investors very seriously, just read below:Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?
