I talked with George Bloom [http://www.biggerpockets.com/users/finsolamerica] today and he mentioned using hard money at 65% LTV at 100% financing with 2-5 points and interest only loans.

As @George Pauley said most new investors, and I suspect that includes you grossly underestimate the true expenses of a property.

The only place that paper had been circulated at all beyond Rishel Consulting Group's client base and to certain state MH trade association executives and certain MHI staffers, was at a George Allen Annual Roundtable in Georgia for community owners.

The concept and much of the specifications were the creation of George Allen, a consultant to community owners from Indianapolis who works nationally, and Don Westphal, Donald C.
