I ask because getting a 2nd on the primary has been the easy part, but getting a 2nd on my rental (independent from my primary) has been the harder part.

That's basically because *unofficially* the majority of an appraisal is what an independent buyer is willing to pay for a house.  

If they felt the agreement wasn't being honored they would ask the people to leave but usually things worked and our rentals were a stepping stone toward continued sobriety and independent living to some that simply couldn't do it without a helping hand.

Also, instead of being independent, you should try to work for a wholesaling brokerage that would help with your credibility. 

My wife hates that we own real estate as well.......but she doesnt seem to dislike the fact that we are financially independent before we hit 40 years old.

Independently of this, I had a handy man out at the house that day working on another more minor project.  

An independent appraisal was done for the bank in the as-is condition, and came back at $50,000.We put in an offer of $35,200 and it was accepted.
