I look for areas with low crime, close to entertainment/foodie areas, ok schools, thriving business, high rents, good access to downtown where many young professionals want to live.

I reached out to a Title Officer friend of mine and she gave me the name of the lender, the mortgage number, and the assignment of mortgage number.I want to get in touch with the lender to see if they'd entertain a purchase prior to heading to the auction.

If there are better ideas out there, I'd definitely entertain them.

They entertained the idea, but cannot because the seller has an outstanding mortgage, so that will not work.

What are some must have softwares/tools/websites/apps that you guys use on a daily basis that really helps with closing deals, keeping organize, or just for personal entertainment?

I have been in contact with the asset manager and he said one low verbal offer has been made but he knows the bank will not entertain that low of a offer.
