If you purchase on MLS/ Pocket Listing, you can minimize risk by doing inspections and walk throughs prior to purchasing so the potential repairs can be readily foreseen but you will be paying extra for the comfort- Which will alter your return if you buy and fix or buy and rent- Significantly!

Each bedroom is leased for say $350 so a 4 bedroom home brings in $1400 when each bedroom is occupied which translates to zero rent loss and even a gain in some comparable circumstances.If you don't live in a student area try to find a way to sell this idea to potential tenants and you might surprise yourself.

This loan is an incredible tool because it allows you to purchase a property that needs work, which usually translates into a better deal if you buy right, eliminates the requirement that you were a landlord for 2 years, gives you a low rate, and in my opinion, the best part is that you gain renovation experience with a consultant that's on your side.
