I have seen a lot of investors get stuck with a Heloc that they opened up and due to a small mistake find out the bank cut their heloc limit in half or in some cases closed the account leaving them with a balance to be paid off before they could even finish a renovation project.Heloc rates are much higher right now versus a 30 Year cash out refinance by over 3-4% in some cases higher depending on credit score, CLTV, and loan size.

starting by just brokering loans is a good way to start in states that do not require a license.. raising capital from private investors to make loans is a long process And very difficult if you do not have a long track record or pedigree in the industry.. if someone is brand new they really need to go work for a lender first.. other wise IMHO the chance of success is very small.

Recasting is when you make a payment on an existing loan and update the payments - for example if I owed $100,000 and my payment was $600/mo and I paid it down by $40,000 recasting is they update the payment based on the new $60,000 balance.If I understand this correctly, you are selling a home which you will make $300,000 on and putting $200,000 down and keeping $100,000 to renovate?
